What the Screening May Include

Conditions, access, weather, and the homeowner’s concern determine what is useful. The screening may include:

• Visible roof surfaces, shingles or panels, flashing, valleys, penetrations, eaves, and drainage details
• Roof and exterior photographs that document observed conditions
• Accessible attic observations involving ventilation, visible insulation coverage, moisture indicators, and roof-deck conditions
• Exterior walls, windows, doors, roof-to-wall transitions, and other weather-exposed details when relevant
• Thermal or energy-loss observations when weather and surface conditions make the information useful
• Drone imagery when it improves safety, access, documentation, or viewing angles

The screening is non-invasive. It does not include destructive testing and cannot reveal every concealed condition. It is not a code inspection, engineering evaluation, environmental assessment, energy audit, or complete home inspection.

Roofing Comes First

Thermal imaging and drones are supporting tools. They do not diagnose a leak or energy problem by themselves, and they do not replace direct roofing experience. We interpret any images alongside visible roof details, accessible attic observations, homeowner reports, weather conditions, and the limits of the screening.

If the evidence points to a roofing concern, we explain repair or replacement options. If the issue may involve attic airflow or insulation, we can discuss attic ventilation and insulation. If the evidence falls outside our scope, we may recommend evaluation by the appropriate qualified professional.

Thermal Imaging and Energy-Loss Observations

Infrared equipment records surface-temperature patterns. Under suitable conditions, those patterns may be consistent with missing or uneven insulation, air movement, moisture, solar loading, or differences in materials. Several different causes can create a similar pattern, so thermal imagery must be interpreted carefully and, when possible, compared with direct observations.

Weather, sunlight, wind, rain, indoor-to-outdoor temperature difference, surface type, reflections, and timing can affect results. That is why thermal imaging is used when appropriate, not promised as a required part of every visit.

Accessible Attic Observations

When access is safe and appropriate, the attic can provide valuable context. We may observe intake and exhaust ventilation, visible insulation coverage, staining, frost, condensation, daylight, penetrations, and the underside of accessible roof decking. We do not move stored belongings extensively, remove finishes, disturb suspected hazardous materials, or claim to inspect inaccessible areas.

What Happens After the Screening?

We explain what was observed, separate urgent concerns from maintenance or monitoring items, and identify practical next steps. Recommendations may involve roof repair, roof replacement, ventilation, insulation, further monitoring, or evaluation by another specialist.

Screening Questions

Is this a complete home inspection? No. It is a focused, roofing-led screening of relevant visible and accessible conditions. It does not replace a licensed home inspection or another specialized evaluation.

Will every visit include thermal imaging or a drone? No. Those tools are used when access, safety, weather, surface conditions, and the question being investigated make them useful.

Can the screening find hidden leaks? It may identify visible indicators or patterns that support further investigation, but no non-invasive screening can find every concealed condition.

Is there a charge for the screening? The Complimentary Roof & Home Health Screening is included with a residential exterior estimate. Any proposed repair or improvement is discussed separately.
