Decking and framing are different parts of the roof
Roof decking, also called sheathing, is the surface supporting the roof covering. Rafters, trusses and other framing members support the roof assembly beneath it. APA describes roof sheathing and its supporting structure.
This distinction matters when comparing estimates. Replacing a damaged panel does not necessarily repair a deteriorated rafter. Replacing shingles does not automatically include either job.
Warning signs worth reporting
From a safe location, watch for a changed or sagging roofline, a ceiling that appears to move, persistent leaks, damaged wood visible from an accessible attic opening, or a recent branch impact. Photographs and the date you first noticed the change help explain the concern.
Do not walk on a questionable roof or enter an area beneath visibly failing material. A sudden change, active movement or apparent risk of collapse calls for immediate safety assistance, not a routine estimate.
What should the contractor investigate?
The repair discussion should identify the affected component and the condition around it. Ask whether the finding is visible now or will require opening the roof, whether water entry is still active, and what the surrounding material shows.
Concealed damage can change the scope after tear-off. Your proposal should explain how additional work is photographed, priced and approved. A clear repair record is useful for future maintenance and any later roof project.
When is a structural design needed?
